Rendering 3D

3D Architectural Walkthrough Animation Services

A 3D walkthrough turns a floor plan into a film of the finished space, shot at eye level the way someone actually moves through a building. We build it from your CAD or Revit, add AI voiceover and a 4K cinematic edit, and deliver the kind of film that wins a tender before a brick is laid. Setup and the first 60 seconds of 4K cost 2,500 pounds, and your estimate lands within 1 hour.

What a 3D architectural walkthrough does for a pitch

Our 3D walkthrough services do one job: make the client feel the building before it exists. Stills win attention. A video walkthrough wins the room. A set of static renders makes the client do the hard work, stitching rooms together in their head from separate frames, and a walkthrough does that work for them. They see the route at human eye level and human walking speed, so they stop reading a plan and start picturing themselves in the space. That holds whether the camera walks a reception through to a boardroom, moves through a show home, or lifts off the ground to circle a development from the street. We build the film from your CAD, Revit or SketchUp, and pair it with AI voiceover that carries the story when nobody from your team is in the room to talk over it. Offices and workplace fit-outs are the largest part of our work, including a global advertising group's office across several floors for over 1,000 staff, and the same pipeline runs residential interiors, retail, hospitality and exterior flythroughs for developments. This is the part of CGI that closes work.

3D Architectural Walkthrough Animation Services in detail

Offices and workplace fit-outs are the largest part of our work, and the same pipeline runs for any building type. What changes is the camera and the story it tells.

Interior walkthroughs

Eye-level, walking speed, reception to boardroom to breakout. This is most of our office work, and it runs the same for residential interiors and show homes, where the buyer needs to feel the space before it is built.

Exterior flythroughs

For developments, the camera lifts off the ground: approach, massing, landscaping and the building in its street. We build these when the outside story is what sells the scheme.

Combined architectural walkthroughs

One film that lands outside and in, cutting from the approach to the front door to the spaces behind it. Architects and developers ask for this format when the scheme has to be understood as a whole rather than room by room.

Retail and hospitality

Stores, hotels, restaurants and lobbies, where material, light and flow decide the pitch. The walkthrough follows the route a customer or guest actually takes.

Interactive tours

When a client wants to steer the camera themselves rather than watch a set film, we build an interactive 3D virtual tour they can navigate on screen.

Send the plan and the deadline that matters, and we will tell you which fits, with an estimate in 1 hour.

We treat the building like a film set, not a fly-through

Most "walkthroughs" on the market are fly-throughs: a camera on rails drifting past the architecture with no point of view. They feel robotic because they are. We shoot a building the way a person actually experiences it, at eye level and at walking pace, because that is what makes a client picture themselves in the space instead of reading a plan.

We start by finding what sells the scheme. Is the double-height reception the hero shot? Does the light cut across the floor at a certain hour? Is the story really the journey from a cramped current building to an open, daylit one? We script the camera around those moments, slow down where the value is, and use transitions to show how one space relates to the next. A viewer who has felt that flow has, in effect, already visited the site.

Dynamic Flow Video
On a project for a global advertising group, an office across several floors for more than 1,000 staff, the usual single continuous tour was not enough to carry that much building. We built a technique we call Dynamic Flow Video that paces and connects the spaces so a large, complex plan reads as one coherent story rather than a long corridor of rooms. We sell service, not JPEGs, and inventing the right approach on the job is the service.

If you are weighing the format, our guide to what a 3D walkthrough is covers when it earns its place. Offices and workplace projects are where we work most. For exterior and context-led films, see our architectural visualization service, and for capturing a space that already exists, we run a Matterport camera: the difference is covered in CGI virtual tour vs Matterport.

The tools, honestly

We run a hybrid pipeline built for cinematic office film, not for tech demos.

  • 3ds Max with V-Ray and Corona for the model and the photoreal rendering: light bounces, materials, the look that has to survive a 4K screen in a pitch room.
  • Chaos Vantage for real-time look development and fast iteration on the camera and lighting. This is how we hit tight deadlines without losing quality.
  • DaVinci Resolve for colour grading every output so the film matches your brand and the mood you want in the room.
  • Our own render farm, six nodes each on an AMD Threadripper with an RTX 5080, which is why a 48-hour window before your deadline is a commitment, not a hope.

AI has a real place in this pipeline too, mostly for voiceover and populating a scene with people; we cover where it helps and where it does not in how AI fits into a 3D walkthrough.

Why we skip Unreal Engine 5

Plenty of studios lead with UE5. For office projects I do not, and I will say why: at full office scale the real-time route costs more time and money than it returns. A 5 square metre apartment corner looks magic in a UE5 reel. A 1,500 square metre office is a different animal, and the client is not paying the difference. We get the cinematic result in Chaos Vantage instead. If you have a real reason to need a free-roam interactive build, we will say so plainly rather than sell you an engine.

What a 3D architectural walkthrough costs

We have done enough of these to price them properly. The model is simple: 2,500 pounds covers setup and the first 60 seconds of 4K animation, then 1,000 pounds for each additional 30 seconds. The 3D scene is a separate line if the walkthrough is standalone, and free when it runs as part of a larger CGI project for the same space, because we are already building the model. The full calculator is on our price list, and the full reasoning is in what a 3D walkthrough costs in the UK.

For length, a rule we trust: roughly 60 seconds per 500 square metres of floor area. An exterior film is set by the route rather than the floor plan, so we storyboard it against the site. On timing, projects run from two weeks upward with the size of the building, and we hold the final 48 hours before your deadline for render and post. The clients who commission a walkthrough usually know exactly what they want, which is why these projects run clean: the brief is sharp and the route is agreed early.

Want to see how we run a job end to end, from brief to revisions to delivery? That is laid out on how we work.

Assets built to work across your marketing

The pitch film is the start. We structure delivery so the work keeps earning after the tender.

  • Cinematic walkthrough: 4K master in MP4 or MOV, with AI voiceover and sound design in the edit.
  • Social cuts: shorter vertical and square crops for LinkedIn, Instagram and TikTok.
  • Hero stills: high-resolution frames pulled from the animation for brochures and boards.
  • Interactive build (add-on): a free-roam executable or a browser link, only when the project actually calls for it.

See the approach on real fit-out work: the Techspace London office, The Hickman in Aldgate and offices in Clerkenwell. Beyond the workplace, the NEOM innovation hub shows the same camera work on a landmark scheme, and our Siro One Za'abeel, Dubai work shows the pipeline running for the UAE market.

A walkthrough is not a flythrough, and most firms underuse it: here is the case for treating an office walkthrough animation as marketing content, not a one-off. Many clients bundle 3D walkthrough and rendering services for the same scene: the office 3D visualization stills come from the model we have already built, so the combined package prices well. Add a 360 virtual tour when the scheme needs a format the client can drive themselves.

FAQ

What is a 3D architectural walkthrough?

A 3D architectural walkthrough is an animated film of a building that does not exist yet, built from your CAD or Revit model and shot at eye level so the camera moves the way a person would. Interior walkthroughs follow the route through the spaces; exterior flythroughs lift off the ground to show the building in its site. It differs from a still render in that the client sees the whole scheme connected in one continuous piece rather than as separate frames.

How much does a 3D walkthrough cost in the UK?+

For office projects we work to a fixed model: 2,500 pounds covers the setup and the first 60 seconds in 4K, then 1,000 pounds per additional 30 seconds. The 3D scene is billed separately if it is a standalone job, but it is free when the walkthrough runs as part of a larger CGI project for the same space. You can see the full breakdown on our price list, and we send an estimate within 1 hour of seeing your floor plans.

How long should a 3D walkthrough be?+

A rough rule we use: about 60 seconds for every 500 square metres of floor area. A small fit-out reads fine at 60 seconds; a multi-floor headquarters needs longer to land. We set the exact runtime against your plan, because a tour that overstays loses the viewer.

What is the turnaround time?+

A project runs from two weeks upward, scaling with the size of the building. Pitch dates do not move, so we hold a 48-hour window before your deadline for the final render and post. Tell us the deadline first and we plan back from it.

Can you work from 2D drawings or do you need a 3D model?+

Both. A Revit or SketchUp model speeds us up, but we build the whole environment from 2D CAD, PDFs or dimensioned sketches when that is all that exists. We accept Revit, AutoCAD, SketchUp, Rhino and FBX.

Do you build in Unreal Engine 5?+

No, and that is a deliberate call. For office projects UE5 is more cost and complexity than the result justifies, and we get the same cinematic output faster in Chaos Vantage on top of our 3ds Max, V-Ray and Corona pipeline. If you genuinely need a free-roam interactive build we will tell you honestly whether it is worth it for your project.

Do you produce walkthroughs for projects in Dubai or the UAE?+

Yes. We have produced office projects in the DIFC district and our main Dubai client is Inc-Solutions. The pipeline is the same whether the pitch is in London or the Gulf; only the timezone for review changes.

Is voiceover and sound included?+

Yes. Sound design is part of the edit and AI voiceover is included. We have found AI voiceover works well for storytelling on a pitch film, and it lets us iterate the script quickly when the brief changes.

Do we get the source 3D files?+

We deliver the final video and image assets. Releasing the source project files is a transfer of intellectual property and is handled as a separate licence.

What should I look for in a 3D walkthrough animation company?+

Three things. Eye-level camera work rather than drone-style fly-throughs: ask any 3D walkthrough animation company to show you a route a person could actually walk. A real render farm behind the deadline: ours runs six Threadripper nodes with RTX 5080s, which is why the last 48 hours before your deadline are a commitment. And pricing you can put in a budget before the first call: ours starts at 2,500 pounds for setup and the first 60 seconds of 4K.

Do you only make office walkthroughs?+

No. Offices and workplace fit-outs are the largest part of our work, but the same pipeline runs for residential interiors, show homes, retail and hospitality, as well as exterior flythroughs for developments. If you have drawings or a 3D model, we can build a walkthrough from it. When you want to navigate the space yourself, we build an interactive 3D virtual tour instead.
