High-velocity rendering to support Office Principles' design-and-build delivery for Techspace.
We collaborated with leading fit-out specialists Office Principles to visualize a new hub for Techspace in London. The goal was to validate the 'Cat B' design concepts, ensuring the proposed industrial-chic aesthetic aligned perfectly with the dynamic brand identity of the tech-focused coworking provider.


Office Principles brought us in on Techspace, a coworking brand built on raw industrial architecture softened with high-end hospitality touches. The hard part of a scheme like this is the balance: get the concrete and steel too cold and it reads as a warehouse, get the hospitality layer too soft and it loses the edge that makes Techspace, Techspace.
We built a digital twin of the workspace in 3ds Max and Corona Renderer and delivered 10 high-resolution views in 3 weeks, holding that balance across every frame. Our job was to show Office Principles’ design exactly as intended, not to reinterpret it, so the materials and lighting carried the brand rather than our taste.
The renders did the job they are built for: the design was signed off quickly, and the client had the confidence to proceed to build. That is how office CGI wins a pitch, and it is the core of our office 3D visualization work.
