We partnered with Thirdway to transform a bare commercial shell into a vibrant, fully navigable virtual environment. By integrating site-scanned data with high-fidelity CGI, we enabled potential tenants to experience the proposed fit-out, reducing leasing friction and design uncertainty.

For this Clerkenwell coworking scheme, flat 2D plans were never going to convey the atmosphere of a hybrid workspace. We built a comprehensive virtual house tour that did two jobs at once: validate the architectural design for the build team, with 0 design conflicts found, and market the space to prospective tenants across 8 unique zones.
Built in 3ds Max and V-Ray over 4 weeks and checked against a Matterport capture of the shell, the tour runs on any device and reads exactly like the final build. Sending a link replaced the site visit for early-stage tenant interest.

We chose V-Ray for this project to prioritize visual fidelity. While real-time engines are faster, V-Ray's ray-tracing capabilities allow for superior calculation of complex light bounces and soft shadows, which is critical when selling high-end interior design concepts.
A Matterport scan provides a point-cloud reference of the 'as-is' condition. It allows our 3D artists to overlay the proposed design onto the existing structure with millimeter precision, ensuring that the virtual tour accurately reflects the physical constraints.
