Project
A CGI 360 virtual tour lets someone walk through a space that does not exist yet, in a browser, on any device. Not a Matterport scan of a finished room, a photoreal tour built from your drawings, so you can sell off-plan, win approvals and show a scheme before a brick is laid. Most of our virtual tour services are property virtual tours (off-plan homes, offices and hotels) from 1,500 pounds per tour. We built the VR tour for the Siro One Za'abeel project in Dubai this way.
Here is the distinction that decides which tool you need, and most people get it wrong. A Matterport scan captures a space that already exists; it is brilliant for measuring and understanding a finished room, and we use it for exactly that. It cannot show you a building that has not been built. To sell space before it exists, off-plan flats, an unbuilt office, a development still on the drawings, you need a fully-CGI 360 tour, built from the plans. That is our work. We construct the whole environment in 3D, then turn it into a browser-based 360 experience a buyer or stakeholder can explore at their own pace, from anywhere, with no app and no headset required. We did it for the Siro One Za'abeel project in Dubai, working with Inc Solutions, so investors could walk the lobby long before it was real. A still shows a moment; a 360 tour lets the client stand in the room. In real estate the sequencing is the whole point: a virtual property tour exists precisely when the property does not, which is why off-plan sales teams brief us months before a Matterport camera could enter the building.
"First of all, thank you for the virtual tour! It's amazing, I'm really a big fan!!! It's truly amazing for the client and will really help them visualize the space."
"I've had a chance to view the 360, and it's really impressive!"
"The client was really impressed with the result, and it will be really helpful for the construction."

See our processMatterport is not overrated, it is misunderstood. It is a measuring and space-understanding tool, and a very good one: point it at a finished office and you get an accurate 3D record you can walk and measure. We use it for exactly that. What it cannot do is show a space that has not been built, because there is nothing to scan.
That is the line. If your space exists and you want to record or share it, a Matterport scan is the right call. If you are selling something unbuilt, an off-plan development, a new office, a lobby still on the drawings, you need a fully-CGI 360 tour built from the plans. A CGI tour of an unbuilt space beats a scan of a finished one for selling, every time, because it shows the thing the buyer is actually deciding on. We break the choice down in CGI virtual tour vs Matterport.
We also cover the basics in our guide to what a virtual tour is, and a CGI tour pairs naturally with photoreal architectural visualization stills and a 3D walkthrough animation from the same model.
A Matterport scan is a 3D capture of a space that already exists, ideal for measuring and recording a finished room. A CGI 360 tour is built from drawings, so it can show a space that has not been built yet. We use Matterport for capture and CGI tours for selling the unbuilt. If your space exists, scan it; if it does not, only CGI can show it.

Matterport scans what exists; a CGI virtual tour shows what does not yet. A studio that uses both explains which to choose for off-plan and new-build.
