The Lumina Workspace, a 1,700 square metre agile office in Silicon Docks, took 7 renders over 30 days and won its tender. The Ormond Foundry, a historic industrial building converted into a corporate HQ, needed 11 renders in 15 days to sell the hardest part of any conversion: the seam where 100-year-old brick meets new glass. It won too.

The third job changed the format. For The Valo Portfolio an institutional landlord handed us a newly acquired prime asset and asked for 360 VR tours instead of stills, because the prospective tenants were not in Ireland. We built 4 tours in 15 days from a bare floor plate, so a tenant in another market could walk the space before signing. That is the practical Dublin lesson: speculative lettings here compete across markets, so if your leasing audience is international, brief the tour and the stills together. One model feeds both and the combined package prices well.

Briefing from Dublin works best when the first email carries three things: the floor plan, the finishes schedule and the deadline that actually matters (usually the letting or tender date, not the internal review).
